Booking terms and conditions

1. Booking and Payment
1.1. Reservation Confirmation
A booking is confirmed upon receipt of a deposit or full payment, and a written confirmation from Villa 80. If booking through Carbis Bay Holidays or Airbnb, you will receive confirmation direct from them.

1.2. Deposit and Balance

  • A non-refundable deposit if booking direct of 25% is required to secure your booking.

  • The balance is due 30 days prior to check-in.

  • If booking within 30 days of arrival, full payment is required at the time of booking.
     

1.3. Payment Methods
We accept payments via bank transfer

2. Cancellation Policy
2.1. Guest-Initiated Cancellations

  • Cancellations made more than 30 days before check-in, deposit will be retained

  • Cancellations within 30 days of check-in, no refund will be made

  • No-shows or early departures will be charged the full booking amount.
     

2.2. Owner-Initiated Cancellations
In the unlikely event that we need to cancel your booking due to unforeseen circumstances, a full refund will be issued. We will not be liable for any further compensation.

3. Check-In and Check-Out

  • Check-in: From 15:00

  • Check-out: By 10:00
    Late check-out may be available upon request and subject to availability/additional charge.
     

4. Occupancy and Use
4.1. Maximum Occupancy
The maximum number of guests is 4. Exceeding this limit may result in eviction without refund.

4.2. Use of Property
The property is for vacation use only. Parties, events, or commercial use are not permitted

4.3. Guest Responsibilities
Guests must:

  • Treat the property with care and respect

  • Report any damage or issues promptly

  • Leave the property in a tidy condition

You will be liable for any damage or loss caused during your stay.

5. Security Deposit
A refundable security deposit of £250 may be required. This will be refunded within 48 hrs after check-out, subject to inspection and deduction for damages if necessary.

6. House Rules
Guests are expected to follow the house rules provided at check-in or listed in the welcome pack. Violations may result in immediate termination of stay without refund. Please note, well behaved dogs (upto 2) are welcomed at the villa by prior approval, but must not be left unattanded in the villa. Dogs must also be kept on leads when walking in the resort.

7. Liability
We accept no responsibility for accidents, injuries, loss, or damage to persons or personal property during your stay, to the fullest extent permitted by law.

8. Force Majeure
We are not liable for refunds or compensation for any events beyond our control, including but not limited to natural disasters, pandemics, government restrictions, or utility outages.

9. Privacy
We will handle your personal information in accordance with our Privacy Policy. Your data will only be used for managing your booking and fulfilling legal obligations.

10. Governing Law
These terms are governed by the laws of the UK. Any disputes will be resolved in the jurisdiction of the UK.
